The short answer

The best branded residences in California in 2026 are Aman Residences at One Beverly Hills, Mandarin Oriental at 9200 Wilshire Boulevard, Four Seasons Private Residences at 9000 West 3rd Street, Rosewood Beverly Hills, Sun Rose in West Hollywood, 8899 Beverly, Encore Brentwood, Prive Malibu and Disney Cotino in Rancho Mirage. Nine buildings is the whole California market right now, and I have walked most of them. That is the honest scope of it. When someone asks me about branded residences they usually have one building in mind, and the useful conversation starts once you can see all nine side by side, because the differences are not the ones the marketing leads with.

The brands attaching their names here are the ones you would expect: Aman, Four Seasons, Mandarin Oriental, Rosewood, and the Pendry group now trading as Sun Rose. What they are actually selling is not a lobby. It is institutional building management, five star staffing, a security and privacy model a standalone house cannot reproduce, and on the coast, an insurance answer. That last one is doing more work in California than anyone expected three years ago.

Who actually buys these is narrower than the marketing suggests. A large share are empty nesters trading the house for the service model, people who are done with a roof, a pool company and a gardener and want one number to call. The rest are second home buyers and international owners who need the place to run itself for ten months a year. Aman Residences at One Beverly Hills

9876 Wilshire Boulevard, Beverly Hills, CA 90210

A botanical sanctuary on 17.5 acres at the old Beverly Hilton site, and the most watched project in the state. Two residential towers hold up to 200 residences, from 2,550 square foot two bedrooms to 25,000 square foot penthouses, wrapped around 10 acres of curated gardens and a geothermal energy system. A seven story mid rise on a full block between South Maple and South Palm, now repositioned under Centurion Real Estate Partners with sales through Compass. The 2026 sale of Penthouse 1 West was the first Los Angeles penthouse to close above ten million dollars this year. Current listings begin around four thousand dollars per square foot, with 24 hour concierge, valet, in residence service, a rooftop pool and a full spa. Four Seasons Private Residences

9000 West 3rd Street at Wetherly Drive, Los Angeles, CA 90048

Twelve stories, entirely residential, and not one hotel guest in the lobby. That is the whole proposition. CallisonRTKL designed the building and Martyn Lawrence Bullard did the interiors: wide plank white oak, floor to ceiling glass, Gaggenau kitchens. Rosewood Residences Beverly Hills

9900 South Santa Monica Boulevard, Beverly Hills, CA 90212

The first residences only project Rosewood has built in California, and the smallest offering on this list at 17 estates. Thomas Juul-Hansen designed it in Jura Beige limestone with bronze finished windows. Six residences have private heated pools with landscaping by Pamela Burton and Company. Every home has direct elevator entry, Molteni and C cabinetry made in Italy, Dionysos white marble counters, a 60 inch Wolf range and dual Sub-Zero refrigerators. 8430 Sunset Boulevard, West Hollywood, CA 90069

The old House of Blues site, and the boldest lifestyle play here. These launched as Pendry West Hollywood and now trade as Sun Rose. The Britely club closed in 2024 and the building moved to a boutique hotel model. Residents get Wolfgang Puck at Merois on the roof, the Sun Rose music venue downstairs, and terraces that look at the whole basin. An Olson Kundig building in the Design District, and the tallest residential structure in West Hollywood. Forty condominiums sit inside a reworked 1964 Richard Dorman office tower, with eight one off Houses at the base, each built around a single material: wood, steel, glass, concrete, stone. Tom Kundig designed the solid bronze leather wrapped door handles himself. This is one of the few buildings on this list where the architecture, not the brand, is the reason people buy. Encore Brentwood

505 South Barrington Avenue, Brentwood, Los Angeles, CA 90049

Thirty nine residences steps from San Vicente, in Brentwood, Los Angeles, which is worth saying plainly because search engines keep confusing it with Brentwood, Tennessee. Where the Beverly Hills towers go big, Encore goes private club: rooftop pool, outdoor pizza oven, cabanas, screening room, 24 hour concierge. Interiors carry Sub-Zero and Wolf kitchens and custom German closets. It is the most reachable entry price of the Los Angeles buildings here.

Prive Malibu

6487 Cavalleri Road, Malibu, CA 90265

The only finished, move in ready branded offering on the California coast. BH3 Management reworked 68 residences on 10 acres of central Malibu, originally built in 1993, into contemporary homes with pickleball and tennis courts, a zen garden, a yoga lawn and a biohacking fitness studio. The number that matters most is the HOA. It runs three to four thousand dollars a month and roughly half of that is building insurance, in a market where individual coastal homeowners are increasingly uninsurable. Rancho Mirage, Coachella Valley, CA 92270

Disney built a neighborhood, not a tower. Cotino sits around a Crystal Lagoon in Rancho Mirage with Disney designed parks, a members only Storyliving club and a level of community programming nothing else on this list attempts. It sells in several formats, from single family homes to estate lots, which makes it the most accessible entry point here and the only true branded community in California. One Beverly Hills, the construction timeline

This is the project every other building in the state is measured against right now, so the schedule matters even to buyers who are not chasing it.

2024
Groundbreaking. Foundations, utilities and the deep geothermal wells.
Late 2025
Vertical construction. The 3,800 cubic yard pour moved the project above ground.

Facades and gardens. Foster and Partners glass going up, the 10 acre planting underway.

What is the difference between Aman Beverly Hills and Four Seasons Private Residences?

Aman is ground up on seventeen and a half acres, a Foster and Partners masterplan with Kerry Hill interiors, up to two hundred residences, delivering from late 2027. Four Seasons is a finished twelve story tower at 9000 West 3rd Street with no hotel guests at all.

When will One Beverly Hills and the Aman Residences be completed?

One Beverly Hills is in vertical construction as of July 2026, with glass facades going up and the botanical gardens being planted. Phased delivery of the first Aman residences is expected in late 2027. The hotel, the Aman Club and the public gardens are projected to open in 2028.

What happened to Pendry West Hollywood and is it now called Sun Rose?

Yes. The Sunset Strip residences that launched as Pendry West Hollywood now trade under the Sun Rose name. The Britely club closed in 2024 and the building moved to a boutique hotel model. Resales transact under the new brand, which changes how a unit should be positioned.

Any branded residences outside Beverly Hills?

Yes, and this is the part buyers usually miss. Prive Malibu on Cavalleri Road is move in ready. Encore sits in Brentwood, Los Angeles. Sun Rose and 8899 Beverly are both in West Hollywood. Disney Cotino brings branded community living to the Coachella Valley desert.

What are the HOA fees?

They reflect five star staffing, so they run high and vary by building. Prive Malibu charges roughly three to four thousand dollars monthly, and about half of that covers building insurance. On a coastal property that is increasingly hard to insure privately, that number deserves real attention.

How do I choose a building?

Start with delivery date, then service model, then resale mechanics. A finished building lets you walk the actual unit and read the real HOA. Pre construction means buying from renderings. Seventeen estates at Rosewood is a different daily life from two hundred residences at Aman.

Do I need my own real estate agent to buy a branded residence?

Yes. Every sales gallery is staffed by a developer controlled team whose duty runs to the developer, not to you. Your own agent costs you nothing, because the developer budget already carries a cooperating commission, and you get independent pricing analysis, contract review and resale modeling.

Where to start

If you are weighing the branded residences against a standalone luxury house, the first question is whether the premium is worth paying at all, and I ran that math in are branded residences worth it. Once you are past that, start with the finished buildings, because you can walk the actual unit and read the real HOA rather than a projection. Then look at the pre construction towers. The part almost nobody looks at until it is too late is the exit. Brand managed buildings carry transfer fees and right of first refusal terms a standalone condominium does not, which is why how resale actually works in California is worth reading before you sign anything, not after. And the case for having your own agent at a branded residence comes down to one thing: the person in the sales gallery does not work for you.
