In the Sherman Oaks hills east of Sepulveda Boulevard, a short run of street names carries a lot of architecture. Royal Woods Drive has two houses by Ray Kappe. Crownridge Drive has two by Richard Dorman. Royal Meadow Road has a house built in 1959 by a man who spent the late 1930s and the 1940s in film as a sketch artist, set designer, and art director. Royal Woods is the name the listings use for these streets, and the boundary is loose: south of Valley Vista Boulevard, east of Sepulveda, houses going up through the 1950s and the neighborhood built out by the 1960s, on lots that run up to about half an acre.

Ray Kappe

Ray Kappe on Royal Woods Drive

Ray Kappe founded SCI-Arc and built his own family house in Pacific Palisades, but Sherman Oaks is where his family lived while he built the practice. His parents' house at 15541 Woodcrest Drive dates to 1956, and USModernist records that Kappe and his family lived there until their own house was finished in 1967. The LA Conservancy lists it as the Phineas Kappe Residence.

Royal Woods Drive holds two more. The Barsha Residence at 3515 Royal Woods Drive went to Leon M. and Helen Pollock Barsha, and Kappe came back to it in 1974 for the second-story primary suite. The Handman House at 3872 Royal Woods Drive is the larger of the two, 4,193 square feet over two stories, built in 1963 with engineering by Reiss and Brown.

Elsewhere in the Sherman Oaks hills, Stanley and Marjorie Heegel Meyer's 1961 house at 3893 Deervale Drive was badly damaged in the 1994 Northridge earthquake. Its later owners commissioned Kappe to rebuild the house he had designed, with Reiss and Brown again handling the engineering, according to USModernist, and Dwell dates the reconstruction to 1996.

What did Richard Dorman draw on Crownridge Drive?

Two one-story houses on Crownridge Drive carry his name. The marketing material for 3531 Crownridge Drive calls it a remodeled contemporary by Richard Dorman in Royal Woods, and the record dates it to 1958. The material for 3553 Crownridge Drive, also 1958, describes a Richard Dorman mid-century on a 16,702-square-foot lot with canyon views, fully remodeled in 2015.

Dorman's name is not limited to these two streets. Marketing material credits him with post-and-beam houses elsewhere in the Sherman Oaks hills, on Scadlock Lane and Woodcliff Road, and Crownridge Drive is where his work reaches into Royal Woods. Burt Lamform

Who was Burt Lamform, and why is his name on Royal Meadow Road?

Burt Lamform is the outlier in Royal Woods, a builder with a film background rather than an architect with a practice. Modern Living LA says the house at 3830 Royal Meadow Road was built by him in 1959 and describes him as an MIT graduate who worked in film in the late 1930s and 1940s as a sketch artist, set designer, and art director. Dwell's listing page for the same house credits him as its architect.

Both descriptions point to the same person, which is why the house belongs on the list. The biography is the useful part. Nothing in a permit file would say that the man behind a 1959 hillside house had spent the 1940s in film.

What do the lots and floor plans tell a buyer?

The numbers are consistent enough to plan around. The Crownridge Drive lots measure 14,750 and 16,702 square feet, and a local realtor description of the neighborhood puts the larger lots at up to about half an acre. The five named houses run from about 3,000 square feet to the Handman House at 4,193, and the Dorman houses are one story where the Handman House is two.

A named architect changes what a buyer should ask. What is original, what was added and when, and whether the drawings survive are the three questions that matter, and two of the answers are already on the record here: the Barsha Residence gained a second-story suite in 1974, and 3553 Crownridge Drive was remodeled in 2015.
